I take "real" pictures and zoom in on features and /or defects so they know what they are buying. I put together a virtual tour which can be shared with friends and family. If they like what they see in the virtual tour, we make an offer with a 14-21 day inspection period. That gives the buyer an opportunity to fly down and personally inspect the property before being committed to the purchase.

One couple could not come during inspecion and relied on me and the home inspector to guide them. They are very happy in their new home!
